View a sample of the detailed inspection report clients receive after a home inspection. Our reports are clear, photo-rich, and designed to help you quickly understand the condition of the property.
Each report includes organized sections, high-resolution photos, and concise explanations of any defects or safety concerns identified during the inspection. When conditions allow, thermal imaging is also used to help identify potential issues that may not be visible to the naked eye, such as hidden moisture, insulation gaps, or possible electrical hot spots.
The report is delivered in an easy-to-navigate digital format so you can review findings, share the report with your agent, and reference it anytime after the inspection.
New Construction Sample Report
A new construction inspection is performed on homes that have recently been built to evaluate the condition and performance of the home’s visible components and systems. Even newly built homes can have issues related to workmanship, installation errors, or incomplete items that may not be obvious during a builder’s walkthrough. I inspect all major accessible systems including the structure, roofing, exterior, plumbing, electrical, HVAC, insulation, and interior finishes. The goal is to identify functional or safety-related concerns early so they can be addressed by the builder prior to closing or within warranty periods. This inspection gives buyers and agents added confidence that the home has been thoroughly evaluated beyond a standard final walkthrough.
Residential Insepction Report with Thermal Imaging
A residential inspection with thermal imaging includes a full evaluation of the home’s visible systems and components, along with the added use of infrared technology. The residential inspection covers all major areas of the home including the structure, roofing, exterior, plumbing, electrical, HVAC, insulation, and interior conditions to help identify functional or safety-related concerns. Thermal imaging is then used as an enhancement tool to detect temperature differences that may indicate hidden issues such as missing insulation, moisture intrusion, air leaks, electrical hotspots, or HVAC inefficiencies. While it does not see through walls, it can reveal areas of concern that are not visible during a standard inspection. This combined approach is especially valuable in older homes where hidden deficiencies are more common, providing buyers with a clearer and more complete understanding of the home’s condition.
Radon Sample Inspection Report
A radon test is performed to measure the level of radon gas within a home. Radon is a naturally occurring, odorless, and invisible radioactive gas that can enter through the soil and accumulate indoors. Elevated radon levels are a known health concern and are the second leading cause of lung cancer after smoking.
Testing is conducted over a controlled period to determine whether radon concentrations meet or exceed the action level established by the Environmental Protection Agency (EPA), currently 4.0 picocuries per liter (pCi/L).
The goal of this test is to provide clear, reliable information so buyers and homeowners can make informed decisions. If elevated levels are found, mitigation is recommended to reduce radon concentrations and improve indoor air quality.
